Plastering guide · Lincoln

What affects the cost of plastering a room?

There isn’t one fixed price for every room. The amount of preparation, condition of the existing surfaces and type of finish all affect how much work is involved.

The main things that affect a quote

When we price plastering work, we look at more than the floor size of the room. Two rooms of a similar size can need very different amounts of preparation.

Existing wall condition

Loose plaster, cracks, damaged backgrounds or heavily uneven surfaces can require repair or preparation before skimming.

Plasterboarding

New walls, damaged ceilings or surfaces that are unsuitable for a direct skim may need boarding or over-boarding first.

Ceilings

Ceilings can add time, particularly where access is awkward or existing finishes need preparation.

Room layout

Lots of corners, reveals, windows, door openings and detailed areas can make a smaller room more labour-intensive.

Protection and access

Occupied homes and finished floors need careful protection. Access and parking can also affect how materials are brought in.

The amount of work

A single repair is priced differently from several rooms or a full renovation, where work can often be organised more efficiently.

Getting an accurate price

Photos help, but a proper quote is best.

For an initial conversation, photos and a postcode are useful. For larger jobs, seeing the surfaces in person allows us to check preparation, access and exactly what finish is required before giving a clear quotation.
